Capital Grille is under construction on a 9,000 sq ft upscale steakhouse at the former Roy’s Restaurant site in Rancho Mirage. Full-bar concept, part of a 75-unit national brand, serving lunch and dinner with a $25-75+ check average. Slated to open Summer 2026.

Chocolate Bash

Chocolate Bash, a Southern California dessert brand specializing in chocolate creations, is opening a new franchise location in Downey, CA. The brand was founded in 2015 by Rasha Albasha and is expanding its Southern California footprint. No specific opening date was provided.

Scum & Villainy’s Rendezvous

Immersive sci-fi restaurant and bar located in the Burbank Entertainment Village. Kevin Smith is among the investors backing the expansion. Part of Burbank’s downtown activation strategy with at least 7 new restaurants expected in 2026.

Brew Bird Creative Cafe

Brew Bird Creative Cafe, a coffee shop offering coffee, pastries, and pottery painting, is expanding to a second location in Granite Bay, CA. The new location will occupy a former Peet’s Coffee space. Flagship store is in Sacramento’s Land Park neighborhood.

In-N-Out Burger

In-N-Out Burger is under construction at the corner of Telegraph Ave. and Washington Blvd. in Commerce, CA. Construction began recently and typically takes 8-9 months to complete per COO Denny Warnick. The location has appeared on In-N-Out’s ‘opening soon’ page. This is part of a long-term city goal for a retail/entertainment corridor.
