Southern Italian restaurant and pizzeria expanding to Livermore location. Co-founded by Gianni Chiloiro and Angelo Sannino, known for authentic Neapolitan pizzas and Southern Italian cuisine.

Holbrook House Penthouse Restaurant

Two-level, 10,000-square-foot penthouse restaurant and bar with Bay Bridge views, capacity of approximately 500 people. Follow-up to Holbrook House, located atop The Spear building in Financial District. Will feature flexible day-or-night space with private events and public bars.

Crème Coffee

European-inspired café by mother-daughter duo Inga and Gina Arakelyan, focusing on espresso drinks, brewed coffee, matcha, tea, and light bites like avocado toast and pastries. Features three distinct zones with European-inspired design.

Fabulist

Pizza and bread shop from local couple Andrew Tescher and Stacey Johnson, replacing Café Capricho. Menu will feature whole pies, pizza by the slice, sandwiches, and 3-4 types of bread. Designed primarily for takeout with limited seating.

Pier 50 Sushi and Fukumi Chaya x Momo Katsu

Fukumi Restaurant Group plans to open two Japanese dining concepts in former Mamma Eatery space. Pier 50 Sushi offers all-you-can-eat sushi and bento boxes, while Fukumi Chaya x Momo Katsu focuses on ramen, Japanese tapas, and katsu dishes. The 7,373-square-foot space includes a 2,500-square-foot patio.

Sum’ Mo Bar & Café

Black-owned bar and café coming to College Greens Shopping Center. Owner has been using space as event venue and has filed alcohol license. Floor plans currently underway.

Frico Pizza Co.

Detroit-style deep-dish pizzeria specializing in square, pan-baked pizza with signature ‘frico’ edge. Will also serve 14-inch New York-style pies. Limited seating with focus on takeout. Tentative hours 11 a.m. to 9 p.m. daily.

56-seat coastal Mexican restaurant by chefs Laura and Sayat Ozyilmaz (behind Dalida) in former Ella’s American Kitchen space in Presidio Heights, celebrating Laura’s Mexican heritage with seasonal ingredients

Maison Verbena

French-inspired gift atelier and bakery moving from Ferry Building to new flagship boutique in Hayes Valley. Will offer retail, bakery pastries, coffee, tea, and beer-and-wine program in 1,300 sq ft historic space.

Arsicault Bakery

French bakery expanding from San Francisco to Palo Alto, known for award-winning croissants and pastries. Will be located in a 36,000-square-foot mixed-use development.
