Filipino-inspired coffee shop offering classic espresso beverages alongside signature drinks like Filipino sweet tea with calamansi and ube-flavored beverages. Coffee beans sourced from the Philippines. Owned by Michael Mendoza and Wayne Martin who also own Red Wolf Martial Arts.

Mother’s Ruin

New York-based bar expanding to Charleston, taking over former Rarebit space. Known for brunch until 3pm and all-day menu until 1:30am, featuring craft cocktails and comfort food. Will host pop-ups ahead of grand opening.

PopUp Bagels

PopUp Bagels is opening a new location in Charleston offering various bagel flavors and schmears. They have existing outposts from California to Florida to Maine.

Surf Diner

Surf Diner at Surfside Beach Pier expected to open in a matter of weeks. Restaurant has certificate of occupancy and owners have made payment. Previously operated on old pier before Hurricane Matthew destroyed it in 2016.

Caviar & Bananas

Third location of Charleston specialty cafe expanding to James Island, taking over former Maple Street Biscuit Co. location. Plans to expand grab-and-go offerings to be more family-friendly and bring back beer on tap.

365 Grillin & Seafood

365 Grillin & Seafood is expanding from Spartanburg to open a second location in Union. The space is undergoing renovations and will feature a family atmosphere with plenty of TVs. Opening timeline still to be announced.

Bareo

Neighborhood dumpling spot from James Beard Award-nominated chef Nikko Cagalanan and Paula Kramer, featuring hand-folded dumplings, shareable plates, dumpling noodle soup, and kakigōri desserts. Taking over former Kultura space with limited seating and bar counter.

Two unnamed restaurants

Developer Tripp Nealy plans to build two restaurants along Conway Riverwalk, each seating about 150 people. Project awaiting Community Appearance Board approval before finalizing lease agreements and beginning construction. Building will incorporate historic lumber from former Lower Warehouse.

Residence Inn by Marriott

Four-story, 123-room Marriott-branded extended stay hotel at corner of Huger and Senate streets in the Vista entertainment district. Construction delayed due to design approval process with Marriott. Developer is Greenville-based Contender America.

The Lantern Hotel Rock Hill

59-key boutique hotel focused on inclusive employment for individuals with disabilities. Adaptive reuse of the historic Andrew Jackson Hotel (formerly Guardian Building). Will feature elevated accommodations and exceptional food and beverage offerings.
